Refurbishment and extension of an existing residential and retail trade building with underground car parking
The City Passage in the heart of Rostock is conceived as a residential, office and retail building. Within a three year construction period a coherent building complex has been created with 35 apartments, 21 shops and 900 square meters of office space.
In the ground floor and first floor there are approx. 6400 square meters retail space, in second floor facing “Breiten Strasse” approx. 900 square meters of office space, and from the third floor up to the attic there are 35 apartments. The level shop access is from the “Breitenstrasse”, the “Eselföter Strasse” and the Passage. The apartments and office floors are reached by stairwells with elevators.
The 2-storey court yard development with an open attractive external passage and attached shops connects the “Breiten Strasse” with the “Langen Strasse”. The entrance for the single storey underground car parking with 76 spaces is in the” Langen Strasse” on the north side of the building complex whereas goods delivery is possible on the north side and south side.
The building was given a high-quality sandstone facade on the “Breiten Strasse”. The shop-windows have a glass and aluminium facade which makes it possible to integrate different entrance situations. The remaining facades were given an insulation and plaster compound system coated with fine sand and terracotta plaster tones, and a granite base.
In order to emphasise the building’s effect, a lighting concept was developed with integrated light sources to show the building’s impressive appearance at night.
